1. BOOKINGS
Bookings can be made via e-mail info@stes.lv, phone +371 26448510 (Mon-Fri 10am - 6pm, Sat 11am - 5pm).
All bookings must be guaranteed with a prepayment withing 7 working days from the day the preliminary reservation was made, otherwise Agency STES Latvia has the right to cancel the reservation.

2. PRICE
Prices for short-term rent include:
- Bed linen and towels, soap
- Cleaning before and after your arrival
- Cable/Satelite TV with international channels
- Electricity, water, heating and gas.
- Internet (if there is connection in an apartment)
All given prices are per apartment not per person.

Special Rates and cancellation conditions
These apply to special holidays such as Christmas, New Year, Easter to special occasion such as conventions etc.

3. PAYMENTS
On the confirmation of the reservation Agency STES Latvia asks the payment of the reservation deposit 50 Euro while the rest of the payment in full shall be done at the arrival day. Prices required are expressed in EUR, USD, LVL. It is possible to pay in LVL, USD according the current exchange rate. The secure deposit is also asked to be paid in the day of your arrival in amount of 100 Euro which will be returned back after the check out when the keys will be returned and if no damage or losses will be caused to any property in the apartment

4. CANCELLATION ON BEHALF OF THE CUSTOMER
The cancellation of the reservation on behalf of the customer gives to Agency STES Latvia the right to keep the reservation deposit which was paid in advance.

5. CANCELLATION ON BEHALF OF THE AGENCY STES LATVIA
In the eventuality in which it would become a necessity to propose an apartment different from the settled one, or in the case of the cancellation of a before confirmed reservation, Agency STES Latvia will keep immediately in touch with the customer and to find an accommodation with features very similar to the ones requested. If the customer disagrees with this alternative, the reservation deposit will be refunded back to the customer.

6. CHECK IN
One of our assistants meets the client near the apartment or any other agreed place and show the apartment, giving all necessary instructions and answering all the questions. The assistant should receive departure time on the check in.
The check-in times are from 12 pm (possible earlier depending on the departure time of the previous client) till 12 am of the arrival day.
Please note that we have a late check-in fee of 15 Euro later than 10pm, 30 Euro after 12am.

7. CHECK OUT
One of our assistants will check the apartment on the departure date, pick up the key and give the caution deposit back (if there is one). The assistant will provide you with all necessary instructions if his coming is not possible.
Apartment must be cleared within 12pm of the last day of the stay (possible later depending on the arrival time of the next client). Please note that we have an early check-out fee of 15 Euro before 8am.

8. NUMBER OF PERSONS
The description of the apartment shows the highest number of persons, who can be lodged. Only by previous agreement, by e-mail, the number of the customers staying in the apartment can be increased. Agency STES Latvia has the right to raise the price for the apartment if the number of customers will be increased the same as to decline the reservation or to dissolve the contract.

9. ANIMALS
The animals are admitted only by previous written request (by e-mail), which shall be done before the reservation and the following confirmation of vacancy.

10. CLEANING
The Agency STES Latvia provides the cleaning before the cumstomer arrival and after the customer departure. No additional charge for the cleaning is taken.

11. RULES FOR CLIENTS
All building rules and regulations must be observed. Between 10 pm and 8 am no loud music or noise is allowed in any apartment. In case of disobserving the rules and accepted regulations, (such as noise etc. during the mentioned hours) the Agency STES Latvia reserves the right to drive the customer/customers immediately away from the apartment without having to refund you. The customer has to cover all losses and damages caused by him to the apartment.
At the check-out, clients are requested to leave the apartment in the reasonable order, assembling all used linen on the divan and the kitchenware on the table .
All sets of the keys have to be returned. In case the apartment's keys are lost, we will be allowed to charge the amount of 30,00 Euro, which includes the change of the safety lock.
In case you will forget the keys inside the apartment and our staff 's presence is required to open the door, we will be allowed to charge the amount of 50,00 Euro.
During the stay the rented out apartments along with all its all of the equipment should be treated with care and kept in order.

12. DAMAGES
If there is any damage done in the apartment, it has to be communicated immediately to the contact person. The tenant is financially responsible for any damage in the apartment losses caused by his/her or third party's negligent behavior. If damages appear in the apartments, which do not develop in the context of the normal use, the client agrees to be responsible even if the damage is determined after departure. The damage act will be send and amount to cover the damage will be charged from the credit card.
Complaints in the event of any dispute or if we receive serious complaints we reserve the right to terminate your stay.

13. LAW AND JURISDICTION
Your contract with us is governed by Latvian Law and to the exclusive jurisdiction of Latvian Court.

14. FORCE MAJEURE
These include events which are caused as a result of the airport strikes, adverse weather conditions, wars, strikes, fires, etc. or any other occurrences outside our direct control and which cannot have been avoided eve with all due care taken.
